What’s often priced separately
- Concrete. One builder lists $16–$20 per sq ft, with aluminum covers at $30–$40 per sq ft.[3]
- Electrical for fans, lights and outlets, which may need its own permit.[4]
- Permits and engineering. These vary by city. Ask whether they’re in the price.
Permits: check your city
- Sugar Land: patios and outdoor kitchens need a building permit, and homeowners may apply themselves.[4] See patio covers in Sugar Land.
- Pearland: new structures, additions, and electrical or plumbing work need a permit.[5] See outdoor kitchens in Pearland.
- Houston: if you’re also building a pool, covered structures are permitted separately from it.[6]
HOA basics in Texas
- Read your deed restrictions and design guidelines first. Look for setbacks, roof pitch, materials and colors, and whether the cover must match the house.
- Get architectural approval before you build. A typical submission includes a site plan, elevations, materials and colors. Builders often prepare it.
- If you’re denied: Texas Property Code §209.00505 applies to associations with more than 40 lots (not during the developer-control period). The denial notice must explain the reasons in reasonable detail and tell you that you can request a hearing before the board within 30 days. The board holds the hearing within 30 days of your request and gives at least 10 days’ notice.[7] Under §209.0051, appeals of architectural denials are considered in an open board meeting.[7]
- Master-planned communities may have their own process. In The Woodlands, for example, patio structures and summer kitchens need prior written approval under the Township’s Standards.[8]
